SERVICES
Housing and Land Development
The firm provides comprehensive legal services to stakeholders engaged in real estate, subdivision development, housing, and condominium projects. We represent clients before the Department of Human Settlements and Urban Development (DHSUD) and its adjudicatory body, formerly known as the Housing and Land Use Regulatory Board (HLURB), ensuring compliance with land use, housing, and development regulations while safeguarding their rights throughout administrative and dispute resolution proceedings.
Our team is experienced in assisting both developers and homeowners in navigating the complexities of regulatory approval, licensing, and community development concerns, including mediation and adjudication.
Our services include:
- Representation in DHSUD Adjudication Proceedings: Preparation of complaints, answers, position papers, and other required pleadings involving disputes such as non-delivery of titles, defective housing units, delayed development, and violations of subdivision or condominium laws.
- Legal Support in Mediation and Conciliation: Advocacy during mediation and conciliation conferences, with the goal of achieving fair and amicable settlements between developers, homeowners, and other affected parties.
- Regulatory Compliance Advisory: Assistance in securing licenses to sell, development permits, registration of condominium and subdivision projects, and approval of project plans.
- Advisory on Homeowners Association Governance: Legal advice on compliance with the Magna Carta for Homeowners and Homeowners' Associations (RA 9904), including by-law drafting, dispute resolution, and governance matters.
- Support for Land Use and Zoning Concerns: Coordination with local government units for land use plan approvals, zoning certifications, and related permits.
Whether dealing with land developers, individual buyers, or homeowners' associations, the firm brings a practical, client-centered approach to resolving housing and land development issues—balancing regulatory compliance with stakeholder interests and sustainable community development.
